NV Investment Properties CA was established in July 1996 with mother and daughter  buying a home togher  in Sunnyvale, CA under a conventional home loan. NV stands for the mother's first name and maiden name. Family values and generational wealth for mother and daughter was due to Investment properties.

 In 2023 became a LLC organization for family  values to continue a legacy of investment properties for generations to enjoy lifetime memories.

NV Investment Properties CA  is committed to maximizing your investment properties and minimizing the amount of time you spend managing that investment. We ensure your investment property is kept in good condition to increase rental income and resale value. We take pride in managing the property in a condition that our own families and friends would live in.

We work with quality established contractors with competitive prices, these partnerships are independent contract and not employed by NV Investment Properties, CA, LLC.

Currently, NV Investment Properties CA is only available in the United States in California. However, we are planning to expand in Austin, Texas  and Philippines in the future.

NV Investment Properties CA  applicants will have a $75.00  application fee that will include a background check, including rental, and employment history along with credit FICO score.  All applicants will upload their documents on a secure portal to verify their identity and information to match their application.

A link will be sent to applicant to complete their application to move forward with their interest prior to a scheduled tour or rental property.

 NV Investments Properties CA clients/investors will have a 10% fee of the monthly rent to manage their investment property. We believe that we will find you the best tenants for your property. It's a result of decades of experience, education, professionalism powered by dedication. We have the screening tools, resources, having the right policies and workflows in place to support your investment property. 

A link will be sent to complete your request  to move forward to manage your rental property.

NV Investment Properties CA  applicants will need to have 1st month rent along with security deposit (equivalent to 1st month rent) available the day of signing of their lease agreement. An additional cost for security deposit for applicants with credit FICO score under 650.

NV Investment Properties CA  applicants must verify their identity with at least three forms of identification cards or documents to include:

• Birth Certificate 
• State Driver's License
• State Identification Card
• Social Security Card
• Passport
• Bank Statements
• LES/Paycheck Stubs
• DD- 214
• Military Common Access Card
• Military ID card

Once application is complete, information will take 3 to 5 days to verify . 

• Confirm employment history.
• Confirm rental history with no discrepancies.
• Confirm credit history. If FICO score is below 650, additional security deposit.
• Confirm background check.
• Confirm household income.

Once application is verified and confirmed, NV Investment Properties, CA will send you a CONGRATULATIONS email to the  candidate to move forward to rent one of the  properties.  The email will include Lease Agreement and Memorandum of Agreement (MOA) with additional details of Lease Agreement  to review before a date is scheduled to sign lease agreement and MOA.

NV Investment Properties, CA applicants can submit a Security Deposit ONLY once applications is completed, verified, and confirmed. All Security Deposits are submitted online using ZELLE, VENMO, NFCU or online bank transfers.

NV Investment Properties, CA candidates will have all their questions addressed prior to signing the lease agreement. The goal is to streamline the process. Candidates and family members must allocate 30 to 60 minutes to sign the lease and complete a walk through inspection same day to ensure any concerns.  The goal is to address any concerns with corrections prior to MOVE IN date.  The primary goal with a scheduled time to sign lease and complete walk through inspection same day is to ensure peace of mind this a property the candidate can call HOME!

NV Investment Properties, CA tenants with established history of paying RENT ON TIME  no later than the 3rd day of each month will have an opportunity to renew their lease.
